How our space auditing and evaluation works.

Client Brief

Which aspect of your office space allocation and working practices are critical to the company’s aims? What do you hope to achieve from the process of analysing your current space distribution?

e.g. Are you aiming to reduce wasted space by 30% and improve profit on a ft² / m² basis.

e.g. Are you looking at relocating, will the space you are considering, fit your needs for now, in five years and in the interim.

The client brief is critical for the outcome for the space auditing and evaluation process, having a clear understanding of what you want to achieve is key to increasing profitability.

Survey

If you are not able to provide an up to date AutoCAD (.dwg) drawing of your offices / facilities with a furniture layout. We are able to carry out a dimensional survey, furniture survey and audit. Also at this time if you are not able to provide a clear outline of personnel we can capture this critical information, such as desk occupant/s. We are also able to perform a dimensional survey of potential space that you may be considering taking, and we are more than happy to perform surveys out of hours to reduce interruption to the working environment.

Space Audit & Analysis

A space audit looks at every aspect of your usable office space and analysis how to make best use of it.
CSPAO can also include information about how much space each of your teams, department occupy, allowing you to compare area per person and per department.

Development of client specific space standards

Some of our clients have found that there are no specific space standards for their particular requirements. CSPAO have developed space demand models, exemplar standards and benchmark space allocation for particular clients.
This has allowed our clients to assess their current property portfolio against the exemplar space models developed by CSPAO, allowing our clients to reduce overheads and release assets and increase efficiency and profitability.

Report

Our report will be tailored in response to your specific brief, requirements and how the information will be used with in your company.

We have found that some clients require us to populate reports for the company head office located outside the UK and other clients will require our data to be integrated with drawings and our detailed reports sits as a secondary item.

Space Plan

Once the space audit, analysis and report have been completed and the client has digested the data, we are then able to access with the client the next steps.

Some clients will find that the way they are currently using their existing space is not at its optimal efficacy and is not operating at is most profitable. At this time our clients may wish to re-plan their exiting space or take new space that better suits their needs.

CSPAO can re-plan your existing space and develop options that will improve active space usage. This may also include space planning of potential space that the company is considering for relocation. Ensuring that the most cost effective space is identified early in the process before signing on the dotted line.

Product Selection

In some cases our clients have chosen to remain in their existing accommodation on the outcome of the space audit and analysis, but have chosen to re-plan their offices with more space efficient furniture and office processes. Which have improved the company’s efficiency and profitability without having a costly exercise of identifying and relocating to new premises.

CSPAO is independent and is not affiliated in any way with any furniture manufacturer, and will help you identify the products that will best suit your needs.

On going maintenance

Space requirements will not remain stagnant over the course of time and will continue to evolve within any organisation.

CSPAO are able to offer annual and quarterly ongoing space management and analysis, so that you can be assured that your profitability and effective use of space is being maintained. These scheduled surveys, space audits and reports can be programmed at intervals that suit your requirements or spot checks at times identified by the client.
